One The Brayford

A city centre development overlooking Lincoln's Brayford Pool. Converting existing 5-storey office back to Shell and Core structure before adding a large 2-storey extension to the front and adding 2 floors onto the roof creating 100 Apartments, 3 Commercial Units, and 2 Office Spaces.

- Appointed consultants and surveys required for planning including planning consultants, architects, M&E engineers, civil and structural engineers, noise consultants, asbestos surveyors, ground, flood and site investigations as well as environmental assessments.
- Chaired and directed the design team to fulfil the requirements of the client, the planners and the strategy laid down by the surveys carried out.
- Worked with the legal team on the land purchase, agreeing on the S106 obligations and bringing in funding for the project.
- Dealt with the legal agreements on forming a new substation within the building and ensuring the substation met the standards of the Electric provider.
- Appointed contractor and agreed JCT contracts on the works. The work was divided into 2 sections under 2 separate contractors. The Shell and Core works and the Fitout works.
- Managed design at all stages including construction drawings, M&E packages, CDP elements, and kitchen designs.
- Developed the specifications to meet the client's requirements.
- Continual monitoring of the contractor through the construction process including cash flow and programming.
- Reported to the stakeholders progress on construction, programme, cash flow, variations and sales.
- Headed up marketing and sales with a local agent. This included hardcopy brochures and leaflets, all social media content, photos and video content.
- Liaised with sales agent and legal team holding regular meetings on all sales.
- Arranged Building Control and Structural Warranty inspections and the issuing of certification.
- Dealt with all snagging and handover processes with the new homeowners and contractors.
- Engaged with the local community with regular meetings with highways and residents to explain ongoing works.
