Phase 1 of the Residential Scheme at the Parklands Sudbrooke. 43 Plots and associated infrastructure. This is part of a wider scheme consisting of 4 Phases of construction including 155 plots.
- Outline Planning Permission achieved through the appeal process.
- Appointed consultants and surveys required for planning including planning consultant, architect, civil and structural engineers, landscape architect, ecologists, ground and site investigations and environmental assessments.
- Chaired and directed the design team to fulfil the requirements of the client, the planners and the strategy laid down by the surveys carried out.
- Worked with the legal team on the land purchase, agreeing the S106 obligations and bringing in funding for the project.
- Developed the strategy for the S38 and S104 works and achieved technical approval including the construction of a large culvert over local stream.
- Oversaw the tendering process and then construction of the S38 infrastructure.
- Appointed contractor and agreed JCT contracts on the works. There have been 2 contractors on this Phase of works and had to deal with successful transition from one contractor to another.
- Managed design at all stages including constructions drawings, landscape drawings, land titles, CDP elements, kitchen designs.
- Developed the specification to meet the clients requirements.
- Continual monitoring of the contractor through the construction process including cashflow and programming.
- Reported to the stakeholders progress on construction, programme, cashflow, variations and sales.
- Headed up marketing and sales with local agent. This included hardcopy brochures and leaflets, all social media content, photos and video content.
- Liaised with sales agent and legal team holding regular meetings on all sales.
- Arranged Building Control and Structural Warranty inspections and issuing of certification.
- Dealt with all snagging and handover processes with the new homeowners and contractors.
- Engaged with the local community with regular meetings with the Parish Council and residents.
- Part of the initial phase of the development was the creation and development of a woodland with paths, benches, picnic areas and sustainable landscaping.
- Led the design development of the woodlands and oversaw the construction and creation of the woodland area.
- Handed the woodland area to a Management Company who now maintain the area for the use of the wider public.
